The Building Safety Regulator has published a message for Principal Accountable Persons and building owners about transfer slabs. A transfer slab is a floor arrangement where a column sits on top of a slab, but does not have a supporting column directly beneath it. The slab acts to support the load from the column and spreads it to the supporting columns below. The BSR is advising that building owners should understand whether they have any transfer slabs and seek professional advice where there are visible signs of distress or specific concerns regarding the building’s condition and/or design.  The BSR is investigating issues around the design of these slabs and will provide further advice in due course. This IStructE page and this news story provides further information.

The Local Government Association and National Housing Federation are convening a group of landlords affected by this issue.  Anyone wishing to join this group please contact Matthew Warburton, ARCH Policy Adviser (matthew.warburton@arch-housing.org.uk).
